"Individuals looking to purchase or refinance a commercial building still have plenty of options. However, they should realize that if they have strong credit and good liquidity they can still get their project funded even if a few banks say no," Carlson said.

Carlson explained that the bottom line is that there are a lot of good deals and good borrowers that are getting denied from the banks that they have been dealing with for years. Unfortunately, most of these individuals don't realize that they can still get financing from different avenues.

"The success we're experiencing at these new Hudson County developments seem to indicate Hoboken remains relatively unaffected by recent troubles."

TreeTop's new luxury condominium offerings include The Emsee, a four- and five-story building between Fifth and Sixth Street that offers three one-bedroom and nine two-bedroom layouts, and Ariel Square, a four-story building at the corner of Fifth Street with 12 two-bedroom and nine one-bedroom apartment.

Condominium homes in both buildings offer architecturally-distinctive exteriors, modern, comfortable interiors and a host of upscale amenities and features commensurate with luxury living in a New Jersey Hudson River "Gold Coast" city.

One-bedroom condominiums at The Emsee provide from 711 to 909 square feet of luxury living space and are preconstruction-priced from $374,000 with parking. Ariel Square offers three residential floors over 20 enclosed parking spaces. One- and two-bedroom layouts range in size from 750 to 1,292 square feet of living space and will be preconstruction priced from $389,000 for one-bedroom floor plans, and from $509,000 for two-bedroom homes, including parking. Initial occupancy for the residences is expected in May, 2008.

Designed by Dean Marchetto Architects of Hoboken, Ariel Square's exterior design features a traditional brick-and-concrete façade with modern aluminum accent details. Interiors are modern and cutting edge.

"Some of Ariel Square's luxury two-bedroom condominium homes feature floor-to-ceiling windows, while all homes include bamboo floors, central air, contemporary tiled bathrooms, and kitchens with stainless steel appliances, blizzard white Caesar stone countertops and espresso colored cabinetry," Mr. Mermelstein indicates. "Moreover, the 'L'-shaped building is distinguished by a modern lobby, private gym, a rear courtyard and rear terraces."

CB Richard Ellis (Singapore) -- A Year Of Growth For The Industrial Property Market

2007 has been a record-breaking year for the industrial property market. Rental levels and occupancy rates improved for all industrial space, reflecting continued strong demand. The year also saw the award of several business park sites, the launch of a fourth industrial REIT and 10 industrial sites awarded to developers and manufacturers. In addition, Ascendas also announced that Singapore Science Park will undergo a $400-million renovation.

Singapore (PRWEB) December 27, 2007 -- 2007 has been a record-breaking year for the industrial property market. Rental levels and occupancy rates improved for all industrial space, reflecting continued strong demand. The year also saw the award of several business park sites, the launch of a fourth industrial REIT and 10 industrial sites awarded to developers and manufacturers. In addition, Ascendas also announced that Singapore Science Park will undergo a $400-million renovation.

Average monthly rent for hi-tech space rose 7.8 per cent quarter-on-quarter and 37.5 per cent year-on-year to $2.75 per square foot by end-2007. The surge in rental levels for hi-tech space can be attributed to an increase in demand from traditional office tenants seeking hi-tech space as an alternative due to the steep rise in office rents.

The average occupancy rate for hi-tech space has been improving steadily throughout the year. It was 91.1 per cent at end-2006 and rose to 92.8 per cent at end-2007. At the same time, the average occupancy rate for business parks grew 5.0 percentage points year-on-year to an estimated 89.0 per cent at end-2007.

Bernard Goh, Director, Industrial & Logistic Services said "the increase in rents and occupancy rates for hi-tech space is likely to continue as large injections of office and hi-tech stock are not expected until after 2009."

Likewise, average monthly rents for factory space also increased albeit at a slower pace to $1.45 per square foot and $1.20 per square foot for ground and upper floor units respectively by year-end. Rents for factories rose $0.05 per square foot every quarter for the entire 2007. This was an improvement over 2006 when rents remained at $1.25 per square foot for ground floor units and $1.00 per square foot for upper floor units throughout the year. The average capital values for freehold factories also increased by about 31.0 per cent year-on-year to $435 per square foot and $354 per square foot for ground and upper floor units respectively.

At end-2007, the average monthly rent for warehouses was $1.45 per square foot for ground floor units and $1.15 per square foot for upper floor units, up from $1.25 per square foot and $1.05 per square foot for ground and upper floor units respectively at end-2006. Similarly, the average capital value for warehouses rose by about 10.0 per cent during 2007 to register at $424 per square foot for ground floor units and $370 per square foot for upper floor units.

The occupancy rate for warehouses broke through the 90.0 per cent level for the first time in Q3 07 while occupancy rate for factories showed gradual improvements during the year.

Mr Goh added that "the increase in rent and occupancy rates for factories and warehouses was due to better economic conditions in Singapore and Asia. The recent economic growth in Asia has been driven by the twin growth engines of China and India. As such, many international companies have turned their sights to this region. Singapore's strategic location and pro-business environment made the city-state a choice location for many companies."

In 2007, several upcoming business park developments were revealed. Ascendas announced that it would be developing a facility in Changi Business Park with Citibank as the main tenant. Ascendas will also be developing another facility in the International Business Park. The expected completion date for both facilities is 2009. United Engineers would be constructing the 72,500-sm (780,390- sf) Centric Singapore in Changi Business Park with projected completion date in 2011. At the same time, Singapore Science Park, managed by Ascendas, will be undergoing an extensive $400-million renovation which will be done in three phases over the next 10 years. The first phase will see two new developments with a total gross floor area of 86,600 sm (932,162 sf). In addition, tenders for Biopolis Phase 3 and Fusionopolis Phase 2B were launched in the year but the results have not yet been announced. If successfully awarded, the two developments can yield up to a total gross floor area of 91,776 sm (987,877 sf).

Also in the year, 10 industrial sites ($190.5 million) were awarded under the government land sales programme, up from seven sites ($86.9 million) in 2006. The most noteworthy tender was the 30-year leasehold Commonwealth Drive/Lane site which was awarded to WHB Pte Ltd in November for a record-high of $171 psf/plot ratio. The other nine sites fetched from $23 psf/plot ratio to $72 psf/plot ratio.

MI- REIT launched its IPO in April 2007 with an initial portfolio of 12 properties valued at some $316.2 million. After the launch, MI-REIT made eight purchases totalling $228.9 million. The REIT also made its maiden overseas purchase in Q4 07 when it bought a warehouse in Japan for $29.2 million.

MapletreeLog continued on its overseas expansion, snapping up 12 overseas properties for a total of $700.4 million. It bought only six properties in Singapore for $62.4 million. CIT bought 10 local properties for $209.3 million. A-REIT was less active in 2007 compared to 2006. In 2007, it bought only five properties for $81.7 million compared to seven properties for $182.7 million a year ago.

Rents and occupancy rates for all industrial space, especially hi-tech buildings and business & science parks, are expected to continue on a growth path in 2008. Manufacturing is still expected to be one of the key pillars of the Singapore economy and enjoys strong government support. The effects of the recent US sub prime woes might impact demand for industrial space in the short-medium term but overall, manufacturers are expected to continue investing in Singapore and so demand for industrial space will still remain healthy.

Medium priced condominiums continued to attract a new generation of purchasers in locations near mass transit stations. Luxury condominiums in the downtown area performed well with prices of newly launched projects increasing. Industrial properties were the other star performer, with 40% increase in land sales in the first nine months of 2007 and rental factories attaining high occupancy rates in 2007.

The office and retail markets were slow due to weak domestic demand. Bangkok hotels suffered lower-than-average occupancy rates. There was a 22.7% drop in the number of developer-built single-detached houses completed and a 15.7% drop in developer-built townhouses completed in the first six months of 2007.

According to Ms. Aliwassa Pathnadabutr, Managing Director of CB Richard Ellis Thailand, in 2008, the prospects for office property will principally rely on the economic prospects after the election and the new government's policies. There is latent demand for houses in good locations shown by high sales rate for new projects launched this year. The completion of the final section of the outer ring road will provide new areas for future residential development. There will also be more housing projects along the Airport Rail Link, which is scheduled to be opened next year or early 2009.

"Condominium prices in the downtown area will continue to rise next year. Prices of newly launched condominiums in mid-town locations will increase at a slower rate as end-users tend to choose newly completed condominiums rather than condominiums sold off-plan. The market for serviced apartments in downtown Bangkok will be competitive since there will be a number of new serviced apartments due for completion next year. The luxury hotel market in Bangkok will perform well next year if there are no more security issues in Bangkok. The market for industrial properties looks bright as the government's eco-car policy has already started to spur transaction activities," added Ms. Aliwassa.

Condominium Market

The overall performance of condominium market sector was outstanding given the unfavourable economy throughout the year. Completed downtown supply will be about 52,600 units at the end of the year. Occupancy rates of existing condominiums in the downtown area have been increasing steadily throughout the year to about 87% at present.

The average price of grade A condominiums rose from 110,000 baht per square metre in the first quarter to about 123,000 baht per square metre, and is expected to be over 126,000 baht per square metre by the end of 2007, rising by about 12% from the beginning of the year.

The emerging "Skytrain" generation and the changing lifestyle of city dwellers have been key drivers for the mid-range condominium market in secondary locations. The mid-range condominium market, mostly priced between 65,000 and 80,000 baht per square metre, has been active throughout the year. 1,656 mid-range units will have been completed in downtown Bangkok in 2007, representing a 13.4% increase y-o-y.

There will be approximately 8,700 new units due to be completed in 2008 as opposed to about 6,300 completed units this year. "CB Richard Ellis remains confident about the downtown luxury condominium market. We are still seeing strong demand from both Thai and foreign buyers," said Ms. Aliwassa.

Industrial Property Market

2,611 rai (1,044 acres) of Serviced Industrial Land Plots (SILPs) were sold in the first nine months of 2007, a 40% increase on the same period in 2006. The market for Ready-built Factories (RBFs) has been performing well throughout the year, with 86% occupancy rate.

The market is expected to be active in 2008. With the total value of the Board of Investment (BOI)-approved projects increased by 99% y-o-y in the first three quarters of 2007, CB Richard Ellis is looking forward to more transactions in 2008. New supply of SILP of about 3,251 rai at the end of this year is expected to be quickly absorbed by the rising demand. The eco-cars are likely to be the next driver of the automotive sector, spurring the industrial property market in 2008. Favourable investment policies of the new government will be crucial to carry on the momentum into next year.

You must execute a promissory note. A lien will be placed on your property until the promissory note is paid in full. The promissory note is interest-free and is due when you pay off the first mortgage or when you sell the property.

Pre-Foreclosure Sale

This option is for owners who don't care to save the property, or who have no other choice than to let the property go. If you have enough equity in the house to allow you to pay off the mortgage in full, then a sale is usually your best option. This option preserves your equity and what's left of your credit score.

Deed In Lieu of Foreclosure

This option is for a borrower who wants to avoid foreclosure and deeds the property back to the lender in exchange for the release of all obligations under the mortgage. Both sides must enter into the agreement voluntarily and in good faith. This won't save your house, but it is not as damaging to your credit rating as a foreclosure.

The orignial seller, now settlor beneficiary could assign a portion of his equity to other trust beneficiaries (home buyers and real estate agents). Through a carefully, legally and patented documentation process, the equity in a home could be converted and used for a down payment turning a "No deal" into a "Go deal".

Environmentally-friendly aspects of the new Davis Frame Company shop's design include: a high percentage of recycled material, primarily in the steel and concrete of the structure; wood products certified by the Forest Stewardship Council; building materials with high insulation values to reduce heating and cooling costs and energy requirements; lighting engineered for efficiency and low energy use; low and no-VOC paints and adhesives; recycled and recyclable carpet tiles; low-flow bathroom fixtures; and on-site collection, storage and use of rainwater thanks to a rain capture system and rain gardens (beds planted with special vegetation that naturally filters and treats the water).

The LEED Green Building Rating System is a voluntary, consensus-based national standard for developing high-performance, sustainable buildings. Covey asks readers to begin with the end in mind and imagine your own funeral where your friends, family and community members are giving eulogies. He asks that you imagine what they will say. Did you live a life that you could be proud of? What kind of friend were you? What kind of brother were you?

This was an epiphany for Rocco Basile, as he realized that there was a time in his life when nobody would have come to his funeral, never mind speaking at it.

Basile said, "This concept has helped me repair many broken relationships. This has changed the way I treat others. Relationships are the source of my happiness."

Now one of the elements that Rocco Basile has realized is important for for change to appear in the world is education. He firmly believes that educating our youth is the foundation of prosperity and being a role model gives them a structure to follow for a more fulfilling life.

Basile asked himself, "What is my talent and how can I serve? He decided, "I can serve by sharing my experiences, lessons learned from my mistakes and showing others how to live a life of ethics, morals and a strong sense of principal. There is tranquility and happiness in a life that you can be proud of. "

Rocco Basile and his colleagues and family at Basile Builders Group are an important part of his life. In fact, he is also a proud father and husband with two little girls; his second daughter, Olivia, was born on this last Thanksgiving Day.

Mr. LaFlesch went on to detail many of the key components of the "Certified Green" program. These include the setting aside of ample open space for recreation and the maintenance of natural wildlife habitats, soil erosion safeguards, preservation of wetlands and aquifer regeneration watersheds, self-contained or municipal utilities, and other natural features of the land including steep slope guidelines and the maintenance of natural geologic contours. The program also will impose strict air quality initiatives in order to limit the carbon footprint resulting from human activity.

"The Costa Rica Power Team is taking the lead in setting the standard for responsible development in Costa Rica. We encourage other developers and sales companies to adopt our standards and earn "Certified Green" designation", Mr. LaFlesch noted. "Our Certified Green program can be adopted and applied by developers worldwide," Mr. LaFlesch added.

Bill Deegan, the Costa Rica Power Team's Vice President of Sales and Marketing, said that the Power Team created the standards after many years experience working with environmental professionals in the United States and Costa Rica. "We are setting the bar pretty high for ourselves. Costa Rica's environmental future depends on responsible stewardship of the land," Mr. Deegan said.

The Costa Rica Power Team recently sold out its 262 unit single family home community near Playa Bejuco in the Central Pacific region of Costa Rica. Tim Kopatich, the company's Vice President of Operations said that two new communities will be coming on-line in late February 2008. Monterey will offer 300 single family homes in a new community near Playa Bejuco; Miramar will be comprised of 200 building lots in a master planned subdivision near Puntarenas. Both properties adhere to the company's "Certified Green" environmental standards, Mr. Kopatich noted.

Foreclosure/Bankruptcy/Lending - Many proposed state measures deal with foreclosures, future mortgage lending and credit. Specifically, proposed measures are providing for free mortgage foreclosure counseling and education to homeowners who have defaulted or are in danger of defaulting on the mortgages on their homes, as well as setting certification standards for such counselors. Other proposals will require loan applicants for complex or nontraditional home loans to receive consumer counseling before the closing date. States are also looking at a new issue: discharged debts under bankruptcy still being reported as live and collectible, prompting them to be grabbed up by bankruptcy-debt buyers.

Hiring Immigrants/E-Verify/Sanctuary Cities - States considered over 1,400 immigration-related bills in 2007, and many expect a similar number to go before lawmakers in 2008. But states and municipalities are also responding in wildly different ways to undocumented workers. Lawmakers in at least a dozen states are mulling whether to introduce anti-illegal immigration measures similar to those adopted in 2007 in OKLAHOMA and ARIZONA allowing police to detain illegals and exposing employers to state fines and civil liability for hiring undocumented workers.

Physician Gifts: Increasing numbers of hospitals, healthcare systems, and states are beginning to regulate drug company "promotions" to physicians and pharmacy benefit managers. MINNESOTA has already set limits on gifts, while at least 13 other states have similar bills that will be considered in 2008.

Other issues covered in the report include legislation related to global climate change, universal healthcare coverage, plastic recycling and methicillin-resistant Staphylococcus aureus (MRSA).
